Abstract

The project area, or site, consists of an approximately 46-acre parcel located north of Spout Springs Road and east of Thurmon Tanner Parkway south of the Town of Flowery Branch in Hall County, Georgia (Figure 1 ). The site is composed of two parcels of contiguous land of approximately 44 acres (the "Main Parcel') and 1. 75 acres (the Outlot parcel') and an entrance roadway parcel of approximately 60 feet by 400 feet lying west of the Outlot Parcel. Presently, there are no structures on the site. The site consists of undeveloped partially wooded land that it is criss-crossed by dirt roads and trails that appeared to be used for easement access, debris dumping and trail biking (Photographs 1-11 ). A sewer line easement extends east west across the site approximately two-thirds of the way up the western site boundary along Thurmon Tanner Parkway (Photographs 5-6). It extends east to the creek where it turns southeast and under the 1-985 right-of-way. Historical aerial photographs indicated that the site area has been partially wooded agricultural land since at least 1944. The site is located in an undeveloped area between the town of Flowery Branch and 1-985. An Exxon gas station is located adjacent south of the "Outlot" parcel on Spout Springs Road. Residential properties are located along the eastern end of Main Street before it terminates into Thurmon Tanner Parkway (Photographs 12 - 14 ).
